Ten years after reopening along the waterfront of Newport Harbor, Lido Marina Village is celebrating a milestone that extends well beyond an anniversary. Over the past decade, the Newport Beach destination has helped redefine what modern retail can be, creating a place where shopping, dining, wellness, hospitality and community come together in a way that feels authentic, local and distinctly Southern Californian.
Long before experiential retail became an industry trend, Lido Marina Village embraced a different philosophy. Rather than centering the property around traditional retail stores or national chains, the village focused on founder-led brands, acclaimed restaurants, thoughtful placemaking and year-round programming that encouraged people not simply to shop, but to spend time, gather and connect. Today, many of those same principles have become central to the future of retail across the country.
The story of Lido Marina Village stretches back far beyond its 2016 reopening. Originally developed as a collection of waterfront bungalows in the 1950s before evolving into a lively destination of boutiques and restaurants during the 1970s, the property has remained an enduring part of Newport Beach’s coastal identity for generations.
By the recession era, much of Lido Marina Village was aging and largely empty. Contemporary accounts described it as a once-charming waterfront destination that had languished as retail patterns changed.
In 2013, DJM Capital Partners began an ambitious transformation that sought to preserve the destination’s intimate waterfront character while reimagining it for a new generation of visitors. The goal was not to erase the old Lido. The project focused on restoring the buildings, pedestrian streets, storefronts, landscaping and lighting while retaining the property’s original scale and coastal character.
Following a multi-year redevelopment, Lido Marina Village reopened in 2016 as a thoughtfully curated collection of independent retailers, chef-driven restaurants and lifestyle concepts that quickly distinguished itself from traditional shopping centers.
Over the years that followed, Redwood West continued to build upon that foundation, guiding the property’s evolution while remaining committed to the principles that helped define its success: hospitality, local connection, thoughtful curation and a strong sense of place.
Today, Lido Marina Village is home to a thoughtfully curated collection of fashion, beauty, home and dining concepts. Its retail lineup includes brands such as Aesop, Clare V., DÔEN, elysewalker, goop, Jenni Kayne, Le Labo, Serena & Lily, Shoppe Amber Interiors and Willbo, alongside acclaimed waterfront dining destinations including La La Land Kind Cafe, Lido Bottle Works, Malibu Farm and Nobu Newport Beach. Together, these brands create a destination that reflects the unique character of Newport Beach while appealing to a new generation of consumers seeking authenticity, discovery and experience-driven retail.

Rather than relying on traditional retail anchors, Lido Marina Village has built its identity around a carefully curated collection of founder-led brands, hospitality concepts and experiential offerings. The result is a destination that feels distinctly local while drawing visitors from throughout Southern California and beyond.

Over the past decade, the village has continued evolving through strategic leasing, thoughtful placemaking and investments that enhance both the visitor experience and the surrounding community.
Recent highlights include the March 2026 opening of La La Land Kind Cafe’s first Orange County location, bringing one of Southern California’s fastest-growing lifestyle cafe brands to the waterfront destination and reinforcing Lido Marina Village’s reputation as a home for first-to-market concepts.

Beyond traditional retail, Lido Marina Village has expanded its focus on experiential programming through The Shore, a flexible waterfront activation space designed to host pop-ups, brand experiences, wellness programming, community gatherings, seasonal markets and cultural events. The Shore has become a launchpad for emerging and notable brands alike, recently welcoming activations from fashion and lifestyle brands including Shopbop and Daily Drills while providing new opportunities for engagement along Newport Harbor.
Throughout the year, Lido Marina Village continues to activate the waterfront through live music, wellness programming, artisan markets, floral workshops, seasonal celebrations and family-friendly events that reinforce its role as one of Newport Beach’s most vibrant gathering places.
The destination has also expanded its commitment to community partnerships through public art and philanthropic initiatives. In collaboration with City of Hope, Lido Marina Village transformed a prominent parking structure into a large-scale public art installation, creating a meaningful landmark while raising awareness for cancer research, treatment and patient care.
